😊 When deciding on which company has the lowest closing fees, it’s critical to make your final decision based on the official Loan Estimate. You must get your Loan Estimates from each company on the same day because the interest rate pricing changes from day to day, and you want to compare “apples to apples”.
😊 The Annual Percentage Rate (APR) lets you know if there are fees associated with the rate being advertised. When the rate and APR are the same, that indicates there are no fees associated with the advertised rate. When the APR is higher than the rate, it indicates fees associated with the rate.
😊 The primary sources of home loans in the country are Brokerages, Banks, Lenders, the Credit Unions. Shop across all sources to increase your chances of success. In other words, do not shop at banks only, or brokers only, or lenders only. Shop and compare a lender to a broker, a broker to a bank, a bank to a lender, etc.
😊 The Loan Originator Compensation Rule is a law that prohibits banks, lenders, brokerages, and credit unions from being compensated based on certain terms of the loan like the interest rate and how much you pay in fees. You could pay no fees or ten thousand dollars in fees and your loan rep gets paid the same.
